The firm holds free seminars for landlords to ask any random question too, I went to one before finding my first property (I really need to go again now that I'm an actual landlord) but I had him write up a contract for my first rental that I have tweaked for the subsequent properties I bought.I also had him add things specific to my request like forbidding the use of candles for non-emergency situations.

I actually do a little bit better probably as the free cash flow is 250 a month, or 3000 a year and I probably spend 1,000 to 1500 on random stuff a year on it.

So, for all you new investors who don't know where to start -- or who know where to start but are afraid to do it -- I challenge you to make an offer on a property in the next 5 days.I don't care what property it is (a boarded up house you've been keeping your eye on, a random house on the MLS or your grandma's house) and I don't care how much the offer is for (half of market value or twice market value) -- go make an offer!

I have plenty of privacy, my own entrance/restroom and all so I will probably continue to do so until I pick up my 4th rental in about 15-18 months or settle down.Ytd my checks come in at an average of nearly $4300/mo if I factor in all of my stipends and extra duty pay and I’m confident that this will continue to grow each school year.My expenses breakdown per month: $250 groceries, $250 set aside for traveling, $400 nights out/dates, $300 clothes (and random amazon stuff lol), $300 gifts/kindness (birthdays for example), $300 bills.
