Now, if you need to eat and still go to school, ya need to set your sights a little higher I'd say.Speaking of raising your sights, look to the market as to what the demand is instead of picking something because you think it's cheap to do.You can do a deal on a $250,000 home with a grand in you pocket, so get the basics of RE first, then look to the market then to a strategy that fits a property and a seller's needs.

About as much stink as you could raise would be to get your option price back if you got that, otherwise you're buying from the tenant buyer.

Yes it's very nice.I started to have a head ache...I wonder if they are legal residents...It's not a war zone area, probably very nice people who work hard, some of the residents do not have vehicles, but the building is only 3 blocks from a major road with public transportation.The numbers do work.But I doubt I can raise rent without upsetting the dynamics of that group.I also don't think these tenants found this place online, it's word of mouth.Something doesn't feel right.
