Almost everyone would say that you change the nature of the property and actually create a new piece of real estate when you build on land you own. 

Less concerned if it doesn’t unless the violations are of a nature that could land them in jail.

Natural and Man Made?

The issue is that the resident also has to follow certain onerous and strict procedures regarding all of their 'stuff' and furniture/bedding in order to rid of them.

I have been reading rental management books and they say to have a book with policies and procedures to ensure you operate your investment as a business.

If it is pretty far back in the woods, the numbers will be lower naturally so the overall build can be more modest.For example, there is a place with a peekaboo water view with a max of $258 per night. 4 bed, 3.5 bath, all 5 stars and it is pretty modest with laminate countertops and such.

Depending on the nature of your trust sell as the trust and buy as the trust and then quit claim into an LLC. 

In other climates (like Hawaii) I see a lot of STRs put them only in the bedrooms and leave the main living spaces naturally conditioned.

Not sure what the correct procedure is in this case.

It should be as assumed and second nature as paying for food.
