I am simply attempting to figure out the FMV on repairs so I can practice working numbers on deals to get more comfortable with this prior to jumping in and purchasing a property. 

Opting for multi-zone mini-split systems (link is just a sample, there are many to choose from) offers a practical and efficient solution for heating and cooling an entire house, particularly in renovation projects where space for ductwork is constrained or entirely absent.

And, as you and others have said, you're now at big risk of holding open a place with no leverage whatsoever and if they pull out, you have no practical recourse and are likely out a month or more of that $3,000 monthly rent while you try to get someone else in.

I welcome any suggestions for ideas to keep costs low for LTR tenants. 

I would dissolve the LLC the year after the property purchase is seen on the return.Please share thoughts about my idea and if there are better alternatives or details I am missing.

I know initially it sounds like a great idea - pull out equity and use it to buy more assets.

I have great equity in my primary residence and have been playing with the idea of a HELOC for my next investment.
