I have seen most of all the popular icons that get talked about here on BP's boards including their work and some of their assets.  

Problem is I'd pay ~$15K in additional taxes (Federal Income + State Income + Loss of Federal Education credits phased out above $180K in income) and only net $15K in after tax $ to invest in rentals.  

Rents are under market in a popular area near downtown KC.  

This is before Federal and maybe State income tax.We try to find short term rental and 5 to 6 times yearly gross rents.  

Just today I sent off my 12 page complaint to the contractors state licensing board against (formerly) one of the most popular rehabbers in the IE.. who now works for Waypoint because he screwed so many investors over last year nobody will even give him a toilet to unclog.I've been at this for 15 years and the one constant in this business is that contractors are like cheese, they all go bad eventually.

I went online and made a few calls to some popular and unpopular agents and got some pretty negative results.

Is that a federal law, or a state law?

With the construction boom of residential units in Old town Scottsdale, lower costs alternatives could become popular.
