Hello,I am currently conversing with a PM to determine if they are a good fit to manage my property.

If you have 18-20% equity, just sell as originally planned, take your profits, and move on to the next one.

Obviously I plan on increasing his rent to market value and switching utilities but hesitate increasing it past 20% due to the fact that during our walkthrough he seems like a solid tenant with a very well kept unit and even bought his own washer and dryers in the unit. 

I just graduated with a degree in Cell & Molecular Biology and my plan has been to go to Medical School to become a doctor.

My total of all annual expenses is about $220K- everything, insurance, haircuts, leisure travel, property taxes, etc all included in thereI dont want to semi-retire any time soon, but I think it's smart to have long term plans.

Planning on buying property there eventually

I plan on hiring a general contractor ( like many do) and then hiring my property manager to manage him. 

Test them out, if they aren't good try another option until you find the right fit. 

I plan on going to sign up with Book Boon to do some more self studies.
