Since you are taking on additional liability having tenants in place, you're probably going to want to update your insurance policy and put some sort of asset protection in place - most people use an LLC for a small portfolio.

Basically you buy the land and buildings to become the landlord of the pizzeria and the apartment above.Are you saying you are buying the land, building, and pizzeria business in-place for $1M to operate it yourself? 

It's not a bad plan to live at home as long as you can and start investing, but the house hack is the key for young people in a lot of markets.
