If the property has continued to appreciate, perhaps him buying you out at market value makes the most sense, then take the cash and roll into a new property.It sounds like you would like him to pick up another $500/month (pay you the $1,000/mo rent + pay 50% of the remaining mortgage split).

Look at places like Habitat for Humanity Restore.

I like SFHs because in some of my markets they have a huge potential for upside and appreciation.

I'd like something that I could manage from afar when I'm not around.

Granted, it's Ohio and not seeing appreciation like we've seen in Florida - but this area in particular is seemingly healthy.
