If you partner 50/50 you're fighting for 25% more basically of the land costs, I doubt a builder will be splitting any build with you without more skin in the game.With a developer you get the listings set, he sells to a builder, there is 10% on the lot, the builder sells there could be 3% or more, basically risk free from the development issues.
