I'm focused solely on the Memphis market, so Bolt wasn't great for me in that market, but I did sign up for leads in Ohio, since they make you pick up to 10 states to market to.

You need to meet other investors first, see who you get along with and want to learn from, and then make a barter for sweat equity.

Private or Hard Money Lenders:If you're okay with a slightly higher rate for a lower down payment, private lenders or hard money lenders may offer more flexibility.

I would then plan to use this forced equity (since I plan to buy a fixer upper) to invest in another home.I have been constantly reading to househack right into the MFH, but this may take some time for me to acquire the money and purchasing power.

It doesn't happen overnight, but with persistence, wise investing, good money practices, good due diligence practices it can be done over time. 

What are the biggest challenges you face as a private money borrower?

Offer #1 was the higher offer and required the seller to make the unit vacant prior to closing and where I would do full inspections.
