For example, replacing the roof and HVAC every 20 years, replacing the hot water heater every 8-10 years, etc.Also, you're ignoring the turnover costs you'll face when tenants leave (painting, replacing worn flooring, etc).

Now that many homes here are heated by gas, there is a concern that the previous owner failed to remove or decommission (fill with sand) the ust (underground oil tank) leaving a leaking UST that is contaminating the soil.

It just takes time to learn enough where you don't lose your shirt, IMO.Financing is a big hurrdle, complying with the wishes of the neighbors and community, some can't get past the city council or building regs folks as they are frankly, scared to have a new developer fail and leave a mess.
