Ready to dive into this unique type of real estate?

My own services are not for sale atm as I'm employed full time, but I love marketing too much not to offer my two cents. 

But does anyone have real feedback about how good the insulation is or how practical these homes really are? 

I want to increase my personal income to help fund a second rental, but my career limits me mainly to remote jobs and gigs.I’m curious if there are any other investors out there that started with a similar skill set to mine, and what other skills they developed to help increase their W2 income and to help build their real estate knowledge and experience? 

Many successful real estate investors know the secret of finding and buying off-market properties.

I ended up financing the home, and by the time I did, the market had appreciated, and the rehab added value.

You can always call up the title company beforehand to get an idea if they charge any sort of settlement, recording, doc prep, etc fees.As for the Seller side, the buyer chooses the title company 95% of the time, unless seller just recommends one.

I just wanted to take sometime and ask a couple of questions about getting started in the real estate space.

In my (one time) experience with section 8 I put my emphasis on my perception of the applicant's personality, work ethic and credit score.

This is fairly standard in the Westchester area given most homes are 100+ years old and the building code / inspectors didn't really come to power until the 70s or 80s.Likely your real estate agent will note the issues.
