Every house is different and every owner is different.

Unfortunately, the vast of them have houses and other buildings or improvements on them so I can't compare the public records. 

As I prepare to use an FHA loan for my first multifamily investment, I've become concerned about the extensive repairs that can accompany purchasing an older model.

Here are my initial thoughts:-Making the offer contingent on seller showing me background check documents from their due diligence-Requesting for a walkthrough of the property after the offer is made, and reserving the right to pull the offer if the house is not maintained wellAre these ideas practical?

However, water stays with the house- meaning if the tenant's have a balance when they move out, they can open a new account somewhere else with no problem and the owner is stuck paying the bill or getting a lien filed against the property. 

I spoke with the owner and looked at the house one year ago.

I wanted a servicer who can benefit not only me but any loan I place with them.

Though the current housing market conditions can influence the cost-effectiveness of buying versus building. 

Sell a house and buy a triplex.

The property was purchased through a LLC so a conventional loan isn't an option for us.
