@Ran Fridman it's highly likely if you talk to a tax professional that they will advise against a cash-out refinance before you sell your property for an exchange.

If it's $390 for a doorbell change, wired, all in... ummm... might be on the high-end but it's def. not 'gouging' and def. not unreasonable.... sorry I know it's not what you wanted to hear, again I encourage you to hire those services yourself and you will quickly realize that the trades will charge you the same or likely more, without providing you all the 'extras' like contacting your tenant, or accessing  your property on their own without you present and then locking up, posting it to your property account ledger, etc. etc. --- if they even take the small job at all.

If you and your husband can afford to hold on to your house in Winnemucca while moving to Ohio, I would highly recommend it.

You can get high cashflow in multiple markets like Cleveland, Dayton, and Toledo.

Without knowing your full situation, if you invested in these high price point areas you can't go in this levered.

with such a high mortgage rate, it is very hard to find cash flowing investment even at 40percent down. everyone makes it sound so easy to find something with cashflow, but its not.
