I remind them firmly this property has unpermitted additions and needs 25-30k in repairs and will require a cash buyer such as myself. 

All of the junk that was in the garage is now outside of the garage so I need to do something.I know that I need to eventually have the junk hauled away and the building torn down.  

@DJ Carroll  POS  MHP full of tweakers and low lifespaid just under 100k  14 spaces one house two apartmetns... putting about 30k into it.Gross rents right at 7k a month.... the 30k includes rehab of house and apartments  and new metoring system so tenants pay for water themselves and haul 3 trailers to the dump...

I also do sandwich deals and manage the property during the lease term, and then get paid on the back end when helping with the closing.I broker the deal with my firm and do the property management on my own.
