Probably the funniest marketing failure I’ve had was when I bought a few reams of yellow paper and created a yellow letter that would take up only half the page so I could put two letters on each sheet, printed in landscape orientation.

I have a similar rowhome outside of Philly (Conshohocken), and did half patio / half grass.  

-Pricing for properties in this area and in the 1-2 mile radius are all over the place, but seem to comfortably rest in that $349,000-400,000 range for a decent 3bd/2bth property with age ranges of properties around the 1950's to 1970'ish range.

I do have to say that none of my properties located beyond 20 miles from my home address.

. - I have been very selective in the areas I have considered, only looking within a 20 mile radius of my home in NW Frisco, and only in areas with great schools.  

Additionally, wholesaling from nearly 7000 miles away in some cases seems like it may be fraught with issues I'm not prepared for. 

We just want to know if we can sell and use for down payment for a primary resident without getting half the profit taken away.

My cost seem to be half of what I see other landlords paying for roofs, HVAC's etc.So far on all my properties I have been under the 80% mark to finance the repairs and the mortgage with out any personal capital (Other then very short term when I pull that money out when we mortgage the property).Are there errors to my ways? 

The house is located in South Durham which is seeing a lot of growth recently, and is only about 1 mile from my house.

They might as well put it to use sooner rather than later ;-)Assumptions: We’d live within 10-20 miles of one another.My kids and their spouse(s) would provide assistance to the renovation process as they are able to.
