We use an extensive checklist for our DD on notes and with the ability to purchase reports for value, title and BK, as well as social media and online court system records to review many aspects of the borrows status, there is not much that slows us down. 

I'd like to have the ability to finance a property that might be under the 50,000 dollar threshold that I keep seeming to run into with lenders.2) Does anyone have a good realtor that works extensively with investors and will really understand what my wife and I are trying to accomplish?

Then you will decide what fixtures, appliances, cabinets, etc. you will use and put together a bill of materials.

These thriving city centers also offer urbanites the ability to live, work, shop and entertain in close proximity, satisfying their desire for shorter commutes and greater walkability.

We work heavily with investors in the Southern CA and Central CA markets and have the ability to provide you with such deals.  

The agents also have more commission to bargain with if the sale is tight and needs some additional price incentive.One other great advantage of having a good RE agent is the ability to leverage their professional relationships to help find/close deals.  

However I've done the math, I know there is an ability to add spot lights to the big common parking area (with garage space for each unit!)
