Being a real estate investor and business owner, operating thru S Corps, C Corps, and LLC's, I know of lawsuits filed against the LLC and the owner personally, an S Corp and the owner personally, either by piercing the corporate view, or for the owner being personally negligent.

Ft lauderdale and Miami have more year round because of the size of the market, business operations, etc but the price point is higher and so is a higher barrier to entry.
