Doing this from out of state and planning to hit the STR market starting June. what you quoted in Step 3 is surely ever newbie and mid level experience investor feels like.

They told us it's for their banker but not sure as I havent had experience before selling, this is our first family property to sell so I just am wondering. 

Courses are great if you are looking for high-level "paper experience," but the best way to learn is to jump right in.

Going to be listing a new property soon by Lake Winnisquam in NH and Im looking for some recommendations /referrals for photographers & cleaners that specialize in ABnb / vacation rental property listings.Ideally they would have a lot of experience with short term rentals for both since they are much different than residential house cleanings and regular real estate photography for MLS listing.Anything helps!
