I will say that if you do have a quality product, you will never have an issue with vacancy, I have 4 properties in Boulder, and they are pre-rented year after year, and have never seen a vacancy.Denver also has quite a few Universities, and so does FoCo, but FoCo has frustrating regulations and doesn't really have the market you are looking for, and the same with Denver, it doesn't have a constrained supply.
