However; in the instance of a mobile in a park, you have to be mindful that it may not be the actual mobile that appreciates, but because it's in a popular park, etc. it has more value than it would alone, so without the park space it may not have as high a value.There are modular homes being built that are multi million dollar homes.

I would guess you would be slightly low at a $1000/yr, especially when you need to flip the house between tenants or preparing for sale as you'll probably need to replace carpets/flooring, paint, etc. among other things.
