I understand the concept but what i am unclear on is, for the short time you technically own the property, do I as the wholesaler have to be ready for funds to be pulled from my checkbook to finalize the first closing, or do I not need to worry about having funds up front an can still use the Buyer's funds for my EMD, and closing cost on the first sale.

Check the furnace filter, make sure downspouts are attached/down, ensure tenant is caring for landscaping, check on smoke detectors, are there evidence of pests, does it look like more people are living here then indicated on your lease, and finally is there evidence of pets not on the lease.
