There are some investors as members on here that are very busy that I work with buying properties on occasion.They are flying all over the country looking at properties to purchase etc.I only do deals in Georgia currently but they buy all over.So I would assume some are real busy doing deals and only glance at the site occasionally as that's all they have time for.Some are just readers more than posters.It's the way all forums work.

One is late occasionally, but pays the late charge 

I do occasionally hear them downstairs, talking or music.

Seems to be mostly tourists looking for a T Shirt and outside of the occasional concert(We will actually be going to see Vanilla Ice there in July lol) there is just not much going on. 

(Which to me is not desirable at all considering the age of the current cycle ).Occasionally you can find sponsors that will do 7 to 10 years and these are considered in that world to be long-term.

@Jake MarinHey Jake - The group isn't very active any more on an official basis, but several people still get together occasionally for a drink or round of golf.

We've had interesting things go missing after a move out - toilet paper holders, sink stoppers, the wands from the vertical blinds, an occasional towel rack.

I see these occasionally, but most of the ones I've seen in the past year or so have been in the high teens. 

Let individuals move their own trailers in and pay the rent - except for an occasional screw up, most people who pay to move their trailer to your park and hook it up are never going to miss paying the rent.

Sewer clogs (Roto-Rooter) are typical no matter what and you will have the occasional higher dollar sewer line collapse/intrusion or water line leak.
