The easiest way to accomplish this is to include language such that, notwithstanding any assignment, the original buyer will not be released and remains personally responsible for the contract obligation.The seller therefore would have nothing to lose by agreeing to an assignabilty provision.

So here is my situation. 2 1/2 years ago I found a property that I was able to do a Lease Option to Buy for a 2 year term that would automatically extend for another 2 year period if the option was not utilized.

Calculated using gross $243,439 investment to the final $1,053,613 value, disregarding the extended timeframe of the inputs, yields 21%, so 19.78% has more of my confidence at this point.I can also take my monthly rate of return and average it to come up with 12.48%.
