I am kind of thinking out loud here; it seems like for some of these transitionary deals that would be why it makes sense to work with someone experienced to start, or theoretically house hack to save money, but otherwise only uphold an expense that can be managed.

Best place to look for investors are your local meetups, ask around, usually the more experienced players don't show up too often.

At minimum look in Morgan Hill.Also I looked at Yelp reviews and KB Handyman in Gilroy had over 4 stars.

Because I can tell you there are a whole bunch of other places in Canada that have not experienced the spike up in prices.
