Though I've been hearing that wholesalers are like the bottom-feeders of the investing world, we've gotta start somewhere to build up some cash reserves and get our feet wet so no shame in our game ;-) There's so much information out there that it's a bit overwhelming but we're trying not to get analysis paralysis and just do a little something everyday to get our business going while maintaining full-time jobs for as long as we still have to.

see below... this is the site you want to go to.. its free.. and its the actual trustee selling the assets. the other companies just republish public records.I bought all my pre foreclosures =within 72 hours of the sale by door knocking.. that's when denial turns into action. you need to have your cash ready and a good relationship with the title co. and your authorization for them to sign to give to the bank so you can get a payoff from bank or Northwest trustee.. we were on first name basis with all the trustee services there is no reason to pay for this information just find out the trustee services and sign up with them.. they must by law answer your phone calls and or written enquiresnorthwesttrustee.com

I would not tell them the place is rented, when it isn't, because if they see later it's not, they will have more of a basis to assume that is discrimination.

Now I'm not sure how it works in Texas but in other states You could invite a few Realtor's to take a look at the property to get an opinion on the price.I go to a lot of Broker open houses on a weekly basis.

The 10 year Treasury has always been anchored by the fed funds rates and spreads have consistently been 200-300 basis points over a 20 year period of time.

Unless you have some basis to make that guess I wouldn't bother.
