I genuinely believe that ethical RE investors are held to a higher expectation and, therefore, we need to step up and forward in difficult and trying situations.

Furthermore, if your tenant isn't a client of the attorney you are interreacting with, and that attorney would then go to the tenant and try to recruit them as a client, that is likely an ethical violation that could get them in trouble with the bar association. 

We ran into them in Detroit - and fortunately stopped doing business with them BEFORE their meltdown.What they were doing wasn't ethical.

There are also risks that are more of a personal nature, for example, reputational risk of you don't conduct yourself ethically and with integrity in your business interactions. 

(Not trying to start a debate on ethics of wholesaling.) 

I respect his work ethic (certainly), but he is a little wild (for sure).
