I don't know that there's the same chances of appreciation as in the northern parts of South LA, but it seems like the cap rates in Compton and Lywnood are better than elsewhere, and there are some deals available if you are willing to do some rehab.

You'll be able to find out how much a bank liened when the property was sold and you could probably estimate monthly payments since then- just use an online amortization calculator.

Long story short, one of our partners (who was a GC) screwed us over (stole money, liened a house, etc) and left us with 7 houses with under-estimated rehabs (because it was at his cost) and all taking longer than we had planned for.
