Google loves everything THEY own and they promote sites that use their services, so consider posting YOUTUBE VIDEOS about your business and put your URL in the description of those videos...Some other ideas...Submit your business info to all the online Yellow Pages.Create Facebook and Twitter accounts that link back to the site.  

To entice them to use this I add $50 to the rent if they don't use it.

You might entice her with a first right of refusal instead of a purchase agreement.

Then start sharing that knowledge with the folks in the area you want to serve.You will get plenty of trainings from whatever brokerage you sign with that will give you what you need in terms ideas for self promotion, marketing, farming, etc.

The risk of being too conservative could make many investors shy away if they feel the projected ROI is too low, so this could prompt some GP's to take the reverse approach to entice as many investors as possible.

In other words, maybe you need to lower the rent in the winter to entice them but know that you can't rent to them below market for a long term.
