To be clear, this is not pass through taxation, this is specifically a fee for the LLC based on the gross revenue of the LLC.Now that being said, I see your title states you live in CA.

In theory, it can be subordinated so that it passes on to the next owner as it is in the Property Taxes.

It can be really time consuming to self-manage a property (the average self-manager spends 8 hours a week doing so), and if a manager is able to provide a guaranteed rental income without charging a commission fee, it often makes sense to pass off the work to someone else.Where is your vacation condo, and have you been happy with your current management situation?

The listing agent is right in not entertaining your offer, as he'd simply be tying up the owner's property for60-90 days, preventing him from selling it to a real buyer, getting that much closer to an auction.

And be prepared to discover that employment verification has been outsourced by some employers to some third party operation such as The Work Number - and that these third party operations charge a fee (roughly $20) to verify employment; so do you pick up the cost for that, or are you planning to pass that along to the applicant?
