I agree with everybody else.

You can essentially "Save" rent you would pay anywhere else, and instead get money (in form of principal repayment) from the tenant. few other thing you need to consider though is vacancy rate, property tax, capital expenditures, and if you would need to use property management firms (unless you have the time to find new tenants, deal with their complaints, etc.). 

I’d pass on it...let it be someone else’s problem.

If you don't, somebody else might and you could lose a shot at that property.

If all else fails, I obtained my real estate license so that a property can always be listed on the MLS if the owner chooses and other options fall through.

Someone else will probably be willing to pay enough for her to walk away with the cash she wants.

Everything else I do is SFR on a conforming product.He may have told you that because 100% of the people who do loans through him have commercial loans.
