If there's a high risk of damage, like environmental damage requiring an expensive cleanup, then you may want to increase the deposit to cover that amount, as well.

Remember deposits are to cover damage and for larger items you need to prorate them so budget accordingly.

The lease is the same as what we used for longer term tenants with the exception of the time frame and adding an addendum with all furnishings listed and stating that the tenant is liable for any damages beyond normal wear and tear.
