House hacking has become a buzzword in real estate circles, presenting a unique opportunity for landlords to optimize their properties and boost returns.

That has dramatically changed in just the last two years.

STR, according to experts, they claim that since Covid where flying was restricted and no one was going on vacation, it has put a dent in the STR market, but now that even people from over seas can fly to the US, it should boost in STR market even more.I would mot recommend fractional ownership, but I would recommend to do it for down payment, meaning if you borrow $20k for the down payment and pay back $28k 6 months later for example, that would  help new investor to get access to money to purchase, otherwise I would recommend to go solo, unless you need someone that has more experience.Rates are going up, but you can still find a deal out there, it might take you longer to find it, and you have to do the math properly to make sure that you can not only pay for the mortgage, tax and insurance, but also make a little profit at the end of the day. 

At this point I'd like investment properties so then when I'm nearing retirement I can sell them and boost my retirement funds.

The title might be a bit dramatic, but I’m still trying to figure out the East Humboldt park rental market. 

Been on numerous bus rides with students from all different turn key or gurus.. and on each one I met one or more that had done excellent with the training even though they paid a bunch for it but if they are doing deals for years on end the price per deal drops dramatically.

For what its worth - the only reason I haven't bought again there is the dramatic increase in home values, not the worry about finding another tenant.

While the pandemic disrupted much of the commercial real estate market, it notably boosted the multifamily sector, driving demand for rental apartments, especially those with home office space.

I imagine we'll need to be creative for the next few years, but the future does bold well, as supply will tighten next year (boosting rents), and interest rates will (hopefully) continue to trend downwards.
