With that, yes it is a normal standard PM pricing structure to have a lease renewal fee, as the PM is doing an updated lease, negotiating rent increase, reviewing historical performance and advising on adjustments forward from that, and getting all doc's completed, it requires labor hours and therefore requires compensation.

It had some water damage near the chimney flashing on the inside and outside, a water leak somewhere in the roof that was repaired cheaply, and old aluminum windows that are in need of replacement (home was built in 1965).

It is unlikely a pipe leakage since it does not leak all the time only leak at certain period of time and water was leaking a lot.

Apparently the condo complex is more than 50% investor-owned, and Fannie will require the higher down payment.I feel the lender is at fault because the condo docs were not requested when we got under contract initially, on 5/30.
