The AVM we provide is a great starting point to evaluate a large number of properties in diverse areas quickly to find a few properties that may suit your investment objectives.  

They represent very large and diverse geographic areas and population types.In order to get data on 3/1s, you should get more specific on areas first.

That said, they are also massive and obliterate everything in their path changing the entire landscape.

To make a long story short, there were many calls and letters and e-mails back and forth for several months about how to make the yard “compliant.”We were told any changes to the yard had to be approved, and that the landscaping did not appear as “robust” as it once had (we had a very harsh winter here last year, and many of the bushes/plants died back—they aren’t dead though, just had to be trimmed down to the ground.

For some reason, I have yet to find a wholesale nursery that will give a general contractor wholesale prices, they insist on you being a licensed landscape contractor.

I've owned my home here for about 10 years.Recently, the property management company for the HOA has started to engage in what I can only describe as harassment, for alleged covenant violations on appearance of the property, landscaping, etc.
