If I determine the seller cannot be trusted to tell the truth in any fashion whatsoever, I would have absolutely no faith in disclosures and the like.

We process the loan, give disclosures and again, it's clear the loan is arranged by a broker.But there are many cases where there may have been a broker involved, parts of what a broker does wasn't done, or in some cases, there are marginal claims that "oh - yeah, Bill was the broker."

Homes built long ago when the year is not easily obtained simply list them on an MLS and in disclosures as 100+ years old or 80+ years old.

As far as I can tell, while Fannie, Freddie's, and HUD all have 'disclosure requirements' for realtors looking to purchase properties they do not globally restrict realtors as buyers.

Just like your doing today. .What Will is doing is perfectly legal as long as a broker arranges the deal and use's the disclosure forms provided by the DRE to the investors.
