I'm seeing listings for $500k - $650k all over Providence (outside of College Hill) for properties with 2 units.

How do you guys determine pricing for your properties during peak and off-peak seasons? 

I wanted to know if anyone has used land contracts to sell properties.

If I'm able to make a cash purchase, do you recommend stabilizing the property before seeking a DSCR loan i.e. is it better to use a DCR based on real rental income once the property is leased or based on a rent appraiser before leasing?

I have already lined up a professional property manager (the STR is out-of-state) and a design team (we are upgrading every room in the house and adding a ton of amenities).

Purchase price: $280,000 Cash invested: $580,000 We purchase a family compound with 5 houses on the property.

How could I get one of them to agree to sign an agreement to vacate the property?   

Figuring out how you are going to pay for the property is step 1.
