After speaking with my lender about the details he basically explained that the fact that I have to declare my full Denver rent of $1700 a month is whats hurting my DTI significantly. 

Anything purely domestically like a NV Asset Protection Trust can never get away from a judges actual authority or the US Constitution Full Faith and Credit Clause.

In other states where laws make more sense you can own a home and not declare it your homestead lol.

The judge ruled that by putting up your property for sale, you invite inspection and investigation.

She has nothing in writing to show the judge. 

One note, if she's a single mom with three kids, I'm guessing the judge will give her extra time to get out, so I'd maybe add a few months to your attorney's guess.  

I do/have, but I get a record of their income and self-declared expenses then do the math.

We plan to show up in court for the first date and let judge know we will drop case as long as she’s out by end of Oct. we aren’t trying to be tough and we introduced ourselves many times and were patient.

All seemed to be ~$450k and needing cosmetic repairs/upgrades for two 2 bed/1 bath units ~1,600 sf total and living in one side/declaring it your primary residence will let you get away with a lower down payment.

Doesn’t give the best impression to high end clients so I usually work with coworkers and other investors who don’t judge my beater!
