If so get serious and cool it on chasing deals that are not there.This business is about making money - keep it simple If you could net $20,000 a month flipping SFH's without all the crap from a bunch of tenants in an apartment house - would that satisfy you?

They were nice enough to smear human crap on the bathroom walls, so it wasn't my best day. 

You never know what kind of crap is hiding under someone's rehab.Plus, if you don't do the rehab yourself then you don't get the benefit of that portion of the equity increase.

Bring them a bunch of crap and you likely burn the relationship the other way.Make sense?

If you are selling your places to some of your buyers for what you want and just have a few people throwing out crap offers then just don't waste your time on those guys anymore.However if you have several people offering way under and nobody showing interest at what you are offering it at, then you probably just have crap deals.

But you might want to listen to James the RE market is taking a major crap and you should capitolize on foreclosures right now!

Heat treatment is more expensive, but more likely to eradicate the problem until they are reintroduced to the property.

As a new investor- if you put these processes in place, screen through the crap and find the golden nuggets then you only have to do THIS ONCE!
