A self-storage facility I bought a few months back has a large billboard with a market rate of about $400-500/month, but the prior owner signed a contract that provided an easement to Lynd for a period of 10 years, starting in 2013, for only $130/month. 

Growth opportunities are there, with tech companies moving facilities and jobs to the Space Coast.

The facility has a large uncovered arena and is attached to a state park with riding trails (big advantage).

I'd also consider commercial properties depending on the type.I currently manage a 30-person R&D facility that recently went through a decent renovation, so I have some experience managing a facility.

The property was a legal 502 (marijuana grow facility) so they had a difficult time refinancing out of it.

As more and more professionals move there and property values begin to skyrocket.I've been really wanting to find some "money people" to build a nice large storage facility out there before that happens.

I finally found language on the cook county website indicating that they are assignable. 

I opted for them to avoid the old CO issues we've had with the older tanks chimney vented & having hot water cooking all day in a 30-60gallon tank. 

Samsung basically stopped producing the hubs while they move their production to a new facility, and so those standard SmartThings hubs are out of stock everywhere and the only ones you can buy are marked up around $180 from what I have found.
