I don’t think this building has that because of the year it was built, I think is going to be expensive because the common wall has stairs on each side and we will have to tear everything to make the wall wider, my question is since this was originally a duplex and then they converted to single family eliminating one kitchen, should I just seal the doors on that wall and build the second kitchen?

Mobile homes (manufactured homes) depreciate when they are not converted to real property(affixed to land and recorded at the Register of Deeds  and title being surrendered) besides normal depreciation of wear and tear.

Example: Bank 1 gives you a construction loan and requires 15% down based on PURCHASE price and 1% origination on loaned $$$ BUT requires you to refi at the end of the project and pay another 1% on loaned $$$.Example: Bank 2 gives you a construction loan which converts into a 5/1 ARM and requires 15% down (rolled into the loan) on finished project cost including your cash out $$$ and charge a 1-2% origination.
