Prices escalating, multiple offers on every property (5-85) (yep one had 85 offers), and all contingencies are being waived.

I just got a brilliant property under contract and was able to postpone the EMD until the inspection contingency period ends.

When is their home selling, do you know if there are any contingencies?

Should I sell my SFR now and put equity in a 1031 exchange until I find a BRRRR multi family or look for the multi family and have the offer contingent on my SFR sell ?

Especially when they should know better as "professionals"Keep in mind though that even if that is the case, there was likely a clause in the contract stating the sale was subject to lender approval, so they will simply say they never met the contingency.

If the numbers work out and you plan to go ahead, I'd negotiate contingencies around what happens if you miss the balloon payment.

Your “offer to rent” is contingent on those rules.

Remove as much  contingencies as you can safely do AND write up an appealing letter with the offer  that could soften the seller if it doesnt work at this pijt , it may as rates continue to rise and soften pricesGood luck

Part of me wants to say your mistake, you deal with it even if it is at the expense of other taxpayers (that’s what budget contingencies are for).
