My other concern is the timing in putting in an offer on a house while trying to line up a renter, but that is probably among the least of my problems.

You need to be concerned with getting your first deal done, and doing a deal that cash flows.

Sometimes I have to leave a bit in the deal when I refinance if the deal isn't perfect.Short answer is let your cash flow decide how much you need to finance to get the cash flow desired.

I expect my rental income to cover mortgage payments of course, but I can also cover things as needed by pulling out or borrowing against my stock investments - so losing my active income source isn't a huge concern for me.

Class D,F should be all electric to minimize fire risks (leaving stove on etc) a Class A properly might expect a gas stove.

If so SHE is in breach of the lease.The other item here is she seems ready and willing to file a lawsuit over your breach but does not seem concerned about her own.
