It has now become common place for wholesalers to come in and offer 25 - 35 k over the asking price and then quickly turn around a double close where they get a +20k commission. 

I will most definitely be utilizing those.

Clauses such as "No unapproved pets" "Utilities must be kept current" etc. 

I personally wouldn't want to live with my tenants although I do agree with you that it is a great and rather common way to get started in REI especially if you have little money for down payments.
