Lenders commonly just want to dispose of the asset and not deal with the liens. 

Sounds like you would have lost money on this deal had you gone for it.This situation is common.

This is a common area for first time buyers to ask about and I am going to recommend against this....but in a good way.When we buy an investment property from a wholesaler....that property might be anywhere.

Is this a common thing among real estate agents?

In this zip code it is extremely common for a property on the same street let's say 3 bed 2 bath or 3 bed 1 bath to go for 140k while another house with the same specs and square feet will go for 200-300k. 

I feel like that's common enough to see why I'd want to hold off.
