The grant covering closing costs made sense, but in hindsight, we likely wouldn’t have bought this particular home if we had more time to find the best investment.

Im looking at properties to buy, and saw a tenant in a 4-unit property I like paid $1,000 in late fees.    

Most likely: depreciation, with a 60% bonus depreciation upfront and the remaining 40% over 15 years. 

We're now just waiting to see what the appraisal looks like and confirm the entire property is fully insurable.  

In some markets or some tenant bases they always like to push the limits.
