You can spend a ton of energy trying to track down $200 of flesh for a broken chair. 

So now I have to do some leg work to maximize its use.

I definitely agree that this gives you a leg up on the competition and also have begun farming phone numbers and cold calling for other investors and realtors that are not seeing a true ROI with direct mail.

I do all the leg work to get the price at rock bottom and only if the numbers work after rehab, all closing cost, taxes, HOA fees, insurance required during rehab, utility estimates during rehab, rental projections and ARV and second closing costs once you've placed it back on the market..  

I even had my leg fall through a floor and another time a rug was hiding a 3’ diameter hole on the third floor.

Couldn't agree more, having a buy box and the ability to anylize and do some leg work on your own will help you tremendously.
