Rent control, taking out no-cause eviction and now paying for moving fees?

There is a lot to address there but I'm going to try and give you as simple an answer as possible.It starts with the cause of loss - why was the hot water tank shooting water everywhere?

So be aware of this now and don't screw yourself down the road (I ran into this problem myself cause I did not know.  

If it's mold, it's it just that spot or can you find the cause of the moisture feeding the mold? 

You might be an amazing widget salesperson but hate the people that sit there and bicker over if the chandelier causes too much of a reflection on the granite counter in the island.

The HOA's name is on only one of the properties that sold, so they don't seem to be too aggressive in buying up properties, at least for cash.My question for you creative minds is: What clause could I put in my offer that would not affect my owner finance offer, but yet would cause the HOA to say, "No, we don't want this home"?

He obviously has more money than he puts into that LLC, but gets sued, causing that LLC to go bankrupt.
