No carpet.

Most of that will be slowly depreciated, some pieces (like carpet and appliances) can be immediately deducted, and some (land) are not deductible at all.

Sometimes a reno is obvious- like paint and new carpet and maybe some landscaping.

Finished basement, central air, mix of carpet and hardwood.2020 Settlement in Jan for 3/1 SFR 1540 sqft townhome for $124,000. 

But it has been obviously squatted in, the carpet it ruined, there are no appliances in the house, will need some drywall work, and one room will have to be treated for mold.

I tell them It's wood stain you morons, but they leave the rolls of carpet & bail so now I have to get rid of the carpet & fight to get a credit. 

It does need quite a bit of work - kitchens need to be redone, bathrooms need to be redone, hardwoods will need to be refinished and I plan to rip out the linoleum, tile, and carpet in any remaining rooms and replace it with LVP, I'd like to take the wood paneling down and then repaint the walls.  

I am willing to offer to replace the existing carpet with hypoallergenic carpet - does anyone know how effective that is for people with allergies and what the general cost /sq ft is, with and without install? 

New HVAC, carpet, kitchen and bathroom.

There are other things I could "buy" that would be considered "repairs" (roof, carpet, drywall, etc) but I'm not sure if I should just wait until next year (2020).
