The finishes weren't as nice or stylish, but it was a clean house and for only $10k more it had an attached one car garage.

Basically itemize income (rent), expenses (repairs, utilities, cleaning, etc), and show that deposits are set to the side, just these most basic of basic features.I don't use turbo tax so I'm not concerned about that feature.

We did agree to clean the sewer line, but held strong on minor maintenance issues with the home. 

I don't care to decorate them, furnish them, clean them, or maintain them.

  $12/ft2 for industrial carpet in my area, $100 a door, $300-500 to fix the tiles and drywall from an agreeable handyman. 

That gives us time to clean and get repairs done prior to the next move in.  

Self proclaimed clean freak etc. yada yada yada She appears to be older possibly late 60’s unsure as I haven’t gotten her to fill out an informational yet.

The houses are professionally cleaned several times per month.

But even if the “debt” gets cheaper we might have messed up supply chains.Supply ChainsEven if the US “mitigates the issue” If supply chains are ****ed up in China etc- appliance packages could spike, vinyl flooring, carpet, etc etc InventoryThat being said even let’s say you have a waive of defaults you’re going to have months before properties become vacant and for sale.

Extremely clean, handy to have on site since we live 2 hours away and we were completely fine with the lower rent as we were breaking even.
